Purchase tax calculator for a home in Italy
Free, no account needed. The calculation runs in your browser: the figures you enter never reach our server.
In 2026, if you buy from a private seller you pay registration tax of 2 % for a main home or 9 % for other homes, with a minimum of 1,000 euros, plus 50 euros of mortgage tax and 50 euros of cadastral tax. If you buy from a company selling with VAT you pay VAT at 4 % for a main home, 10 % for other homes and 22 % for categories A/1, A/8 and A/9, plus 200 euros each of registration, mortgage and cadastral tax. With the prezzo-valore, registration tax is based on the cadastral rent × 1.05 × 110 for a main home, × 120 for other homes.

Legal sources: D.P.R. 131/1986 (Tariff, part I, art. 1 and Nota II-bis) and art. 1(497) L. 266/2005, as summarised by the Agenzia delle Entrate (read on 26 October 2026)
An indicative calculation with the statutory rates, not advice: the notary decides which regime applies and the exact amount.
The rates
| From a private seller, main home (prima casa) | registration tax 2 % (minimum € 1,000), mortgage tax € 50, cadastral tax € 50; exempt from stamp duty, special cadastral charges and mortgage fees |
|---|---|
| From a private seller, other home | registration tax 9 % (minimum € 1,000), mortgage tax € 50, cadastral tax € 50 |
| From a company with VAT, main home | VAT 4 %; registration, mortgage and cadastral tax € 200 each |
| From a company with VAT, other home | VAT 10 %; registration, mortgage and cadastral tax € 200 each |
| From a company with VAT, luxury home (A/1, A/8, A/9) | VAT 22 %; registration, mortgage and cadastral tax € 200 each |
| When VAT applies | if the company that built or renovated the property sells within five years of completion, or if the company opts for VAT; otherwise the sale is VAT-exempt and registration tax applies |
| Main home: the requirements | a home not in category A/1, A/8 or A/9; residence in the municipality within eighteen months (or work there); no other home in the same municipality; no other home bought with the relief, or an undertaking to sell it within two years (Nota II-bis to art. 1 of the Tariff, part I, D.P.R. 131/1986) |
| Taxable base: the prezzo-valore | if an individual not acting as a business or professional buys a home and its appurtenances from a private seller, they can ask the notary, in the deed, to apply the tax to the cadastral value: rent × 1.05 × 110 for a main home, × 120 for other homes, even if the stated price is higher (art. 1(497) L. 266/2005); in that case the notary’s fees are reduced by 30 % (para. 498) |
| Notary | no statutory tariff since 2012: the fee is agreed and the notary must give a written quote listing the costs (art. 9 D.L. 1/2012); the notary pays the taxes on the buyer’s behalf |
| Estate agency | commission owed by each party, as agreed; without an agreement the customs collected by the province’s Chamber of Commerce apply (art. 1755 c.c.); in practice often between 2 % and 4 % plus VAT (guide of the Cosenza Chamber of Commerce) |
How the calculator works
Each regime has its own row: from a private seller with registration tax at 2 % or 9 % and the 1,000-euro minimum, from a company with VAT at 4, 10 or 22 % and the fixed taxes of 200 euros. The calculator does not know who sells or whether you meet the main-home conditions, so it does not choose for you.
If you enter the cadastral rent, the rows with the prezzo-valore appear too: registration tax on the cadastral value instead of the price, which you can ask the notary for if you buy from a private seller as an individual.
Notaries have no statutory tariff: enter their written quote and you see it next to the taxes. The calculator does not consider the tax credit for a repurchase or tax already paid on the deposit.
It is the same calculation as in section 14 of the dossier, Purchase taxes and costs, which also gives the municipality’s IMU resolution.
Questions
Is the calculator free?
Yes. You do not need an account and the calculation runs in your browser: we do not receive or store the figures you enter.
How accurate is the result?
It is an indicative calculation with the statutory rates, not advice. The notary calculates the exact amount, also taking into account tax already paid on the deposit and the tax credit.
Why do I see every regime?
Because which one applies depends on the seller (a private person or a company charging VAT), the home’s category and whether you meet the main-home conditions: the calculator does not choose for you.
What is the cadastral rent for?
With the rent the calculator also shows the prezzo-valore, registration tax on the cadastral value, and the indicative IMU on a second home. The rent is in the cadastral visura.
