Frequently asked questions

What is Dossier Immobile?

A dossier per address for people buying an existing home in Italy, to read before the proposta d’acquisto. It brings together what the public registers say about the property and the area: the parcel, natural hazards, the environment, constraints where available, what the law says about the deed and which documents to ask for. The listing says what the seller wants; Dossier Immobile says what the public registers say.

Why before the proposta?

Because a proposta accepted by the seller can bind the parties, and what happens to the deposit depends on the agreement, its conditions and who defaults. Before the offer you can still ask for documents or add conditions. The notary can be involved before the final deed too, and the certificato di destinazione urbanistica is not needed for land appurtenant to a building in the urban cadastre under 5,000 m² (art. 30 D.P.R. 380/2001).

How much does it cost?

€29 including applicable VAT per address. The preview, which shows the parcel and the categories of flags found in the datasets consulted, is free and needs no account.

Is the dossier a survey or a compliance check?

No. It is an automatic report from public data, not written or checked by a registered professional. It does not say whether the house was built lawfully (the stato legittimo): that is checked in the Comune’s building archive, with a qualified technician, preferably before the proposta or the preliminary contract.

Where does it work?

All over Italy for natural hazards, the environment, the seismic zone and national rules. The parcel comes from the cadastral maps of the Agenzia delle Entrate, which do not cover the provinces of Trento and Bolzano; for Bolzano we use the Province’s cadastre. The dossier is not yet available in Trentino. The municipal zoning plan is so far only available in South Tyrol: elsewhere the dossier says where to consult it.

Where does the data come from?

From open data of public bodies: Agenzia delle Entrate (cadastral maps and OMI price ranges), ISPRA (IdroGEO and MOSAICO), the Civil Protection Department (seismic classification), Istat (including offences reported per province), the European Environment Agency (Natura 2000 and air quality), the Department of Finance (IMU resolutions) and the Autonomous Province of Bolzano; services, stops and power lines from OpenStreetMap. Every item has its source and date.

Does the dossier include the visura or the owner’s name?

No. The dossier contains no visura, floor plans, owners' names or declared prices. It gives you the sheet and parcel number: with SPID, CIE or CNS you can request the cadastral visura yourself, free of charge, from the Agenzia delle Entrate.

How up to date is the data?

We read every register at the time of the scan and write the date next to every answer. Some sources are older than others (the flood mosaic dates from 2020): the dossier always says so.

What if a source does not respond?

Then the dossier says ‘source unreachable’, never ‘nothing found’. If the scan fails, we refund you.

Who is behind it?

SRI Group BV (VAT BE1037052239), a Belgian company, which sells the dossier. TerraFact Dossier Immobile is a private service, not connected to any public authority. More information on the About us page.

Does the dossier say how much tax I will pay?

It shows every statutory rate side by side (registration tax, VAT, fixed taxes, prezzo-valore, IMU) with an indicative calculation you do in your browser, without sending us the figures. Which regime applies depends on the seller, the home and your circumstances: the notary calculates the exact amount.

Does the dossier say whether an area is quiet or safe?

No. It gives reported offences as a figure for the province next to the Italian average, and the other location figures next to their reference, each with a colour where the comparison has a clear direction. It does not add them up and draws no conclusion about the street or the neighbourhood.
