General terms of sale

Version 2026-10-27, in force from 27 October 2026. They apply to orders placed from that date; each order is governed by the version we send with the order confirmation.

1. Who sells

SRI Group BV (VAT BE1037052239) · Legal form: private limited company (besloten vennootschap, BV) under Belgian law · Registered office: Korte Gasthuisstraat 18/301, 2000 Antwerpen, Belgium · Company number (CBE): BE 1037.052.239 · Register of legal entities: Register of Legal Entities (RPR) Antwerp, Antwerp division · Email: [email protected]

You can contact us by email to [email protected], in Italian or English.

2. What you buy

A one-off overview of the public datasets listed on the Method and sources page, for the location you select, with general explanations, a downloadable PDF and twelve months of access to the web version. It is a snapshot as of the date we generate it: the content is not updated and there is no later monitoring. A new dossier can be ordered at any time.

The limits of the dossier: This report is generated automatically by SRI Group BV (VAT BE1037052239) from public data, with the source and the date of each section. It is not written or checked by a registered professional (surveyor, architect, engineer, lawyer). It is not a certificato di destinazione urbanistica (art. 30 D.P.R. 380/2001), a building permit or an opinion of the Comune, nor a survey, technical report, sworn statement, check of planning or cadastral compliance, check of the stato legittimo or legal advice. A project is decided on by the Comune and the other competent authorities (for example the Region, the Soprintendenza, the environmental authorities); for technical checks, contact a qualified technician.

The dossier contains no data on the owners or occupants of the property.

3. Price

€29 including applicable VAT per dossier: that is the total price, for a one-off purchase, with no subscription and no extra costs. You pay by credit, debit or prepaid card, through Stripe; we never see your card details.

4. How you order: the technical steps

Until then you can correct everything: go back to the preview, choose another address, change the details on Stripe’s page or close the page without paying.

5. Order confirmation

Right after payment, and before delivery, we email you the contract confirmation: seller, order number, address and parcel, price, what the dossier contains, length of access, the text of the two boxes you ticked with date and time, and these terms in full.

6. Delivery

We prepare the dossier right after payment, usually within a minute. Supply begins when the dossier is available to you: on your order page and with the link and the PDF we email you. If preparation takes longer, the order page shows it and we write to you; if it fails, we refund the full amount without you having to ask.

7. Access

The web version stays accessible for twelve months from delivery; the expiry date is in the delivery email. The PDF you download remains yours and usable afterwards. The expiry of the link does not end the rights the law gives you.

8. If a source does not respond

If a public database does not respond, the dossier says so in the section concerned (‘partial check: these datasets were not available’) and never presents it as a ‘no’. If a substantial part of the dossier is missing, the dossier may not be in conformity: point 9 applies. If the scan fails entirely, we refund the full amount.

9. Conformity, defects and complaints

The dossier must match what these terms describe (art. 135-octies ff. of the Italian Consumer Code). An error in our software or in the link to a source we correct free of charge. If correction is not possible or does not come within a reasonable time, or if the defect is serious, you are entitled to a price reduction or to terminate the contract with a refund. These statutory remedies always apply, also after the twelve months of access.

For a complaint write to us by email to [email protected], with the order number; you can also use the ‘Report an error’ button in the section of the dossier. We reply within five working days.

10. The location you choose

The dossier covers the location you choose and the parcel the preview shows on the map. If you chose a wrong location while the selection was clearly shown, that is not in itself a defect of the dossier; write to us anyway: we look at each case, and your statutory rights remain.

11. Immediate supply and right of withdrawal

The dossier is digital content supplied right after payment. With a separate box, never ticked in advance, you expressly agree to supply before the end of the fourteen-day withdrawal period and acknowledge that you lose the right of withdrawal as soon as supply begins (art. 59(o) Italian Consumer Code). Without that consent you cannot order. We confirm the consent and acknowledgement in the order confirmation.

As long as the right of withdrawal exists, you can exercise it with the form Withdraw from the contract, without an account, or with an explicit statement by email. We send you a confirmation of receipt right away; the confirmation does not mean the request is well-founded.

12. Liability

We are liable as the law provides. No clause of these terms limits the rights the law gives you as a consumer, nor our liability for intent, gross negligence or personal injury. The dossier reports data of third parties (public bodies) with their source and date: we do not correct or complete them, and say so.

13. Use of the dossier and open licences

You may use the dossier yourself and share it with those helping you buy (notary, technician, bank, family). The texts and layout are ours. The public data the dossier reports remain subject to their open licences (for example CC BY 4.0, CC BY-SA 4.0, CC0, ODbL for OpenStreetMap), with the related attribution: these terms do not limit the rights those licences give you.

14. Archiving of the contract and languages

We keep the contract (the order, the text of the boxes with date and time, the version and fingerprint of these terms) for the Belgian accounting retention period, seven years; you have a copy in the order confirmation. The contract is concluded in Italian or English, in the language of the page on which you order.

15. Applicable law, courts and complaints

Belgian law applies. This choice does not deprive you of the protection of the mandatory consumer rules of the country where you habitually reside (art. 6 Rome I Regulation). You may go to the court of the place where you live; we can only bring proceedings against you before that court.

We have not joined an alternative dispute resolution body. For a cross-border complaint you can contact, free of charge, the European Consumer Centre Italy.

16. The package

The package costs €199 per month, including applicable VAT, and includes 10 dossiers per month. It is meant for people who check many properties for work. The month runs from the day you start it and the package renews every month. A dossier counts when you order it; if it fails, it does not count. A dossier beyond the package costs €19.90, including applicable VAT.

Dossiers you do not use in a month carry over to the next month, as long as the package is active. Your balance never exceeds 30 dossiers, including those of the new month: anything above that lapses.

You cancel the package in My properties. It stays active until the end of the month already paid; dossiers you have not used by then lapse. Each dossier from the package is supplied immediately, like a single dossier: point 11 applies.

17. A team

With the package you create a team of 3 people, yourself included. You invite colleagues by email; whoever accepts uses your package and sees the team’s dossiers. An extra member costs €19 per month, including applicable VAT.

You remain the customer: you pay for the package, decide who is in the team and remove members. Anyone who leaves the team no longer uses the package; the dossiers and what the team ordered stay with the team. Anyone with their own package cannot join another team.

18. Your brand and your domain

With the package you put your logo, your colour and your contact details on the dossiers from the package, and you can put the dossier links on your own domain. You declare that you have the right to use the logo and the name and that the domain is yours. At the bottom of each dossier it still says it was made with Dossier Immobile. If the package ends, the dossiers return to the Dossier Immobile style and your domain no longer works.

If you send a dossier to a client from My properties, the email leaves from our address with your name as sender and your address for replies. You send it only to people who expect it, such as your client.
