How does it work?
You search for an address, the free preview tells you whether a dossier makes sense for that house, and after payment Dossier Immobile reads the public registers and puts them side by side. You get an email with the link as soon as the dossier is ready.
1. The free preview
Before you pay, you see the parcel on the cadastral map, the Comune’s seismic zone, the categories of flags found in the datasets consulted, and whether the municipal plan is available in that region. A flag is a result in a dataset, not an established violation.
2. Confirm the parcel
In Italy an address does not carry the parcel number: we find it from the position on the map. Check that it is the right house before you order.
3. Order and pay
A dossier costs €29 including applicable VAT. You pay by card, prepaid cards included; we never see your payment details. The dossier is prepared right after payment: that is why we ask for your explicit consent, with a separate checkbox.
4. The scan
Dossier Immobile queries the registers: the cadastral maps of the Agenzia delle Entrate (or of the Province of Bolzano), ISPRA’s IdroGEO and MOSAICO, the Civil Protection’s seismic classification, the European Environment Agency’s Natura 2000 and air quality, the zone’s OMI price ranges, Istat’s offences reported per province, the Department of Finance’s IMU resolutions, services and stops from OpenStreetMap and, in South Tyrol, the municipal plan.
5. The dossier
A web page with a map and 16 sections, and the same content as a PDF. Next to every answer the source and the date. The link stays valid for a year; the PDF is yours.
The last sections are about the purchase: the location data, each figure next to its reference and without a score; the zone’s OMI price ranges; every tax rate with an indicative calculation in your browser; the documents and obligations, with what the law provides and what to ask the seller. The notary calculates the exact tax amount.

What Dossier Immobile is not
- Not a survey or a valuation: zone price ranges are not the price of a house.
- Not a check of planning or cadastral compliance: the stato legittimo is checked at the Comune with a qualified technician.
- Not a certificato di destinazione urbanistica or an opinion of the Comune.
- Not legal advice: the notary is responsible for the deed; a project is decided on by the Comune and the other competent authorities.
If the scan fails
We refund you automatically.
The dossier is an automatic report: it is not written or checked by a registered professional (surveyor, architect, engineer, lawyer) and does not replace checks by a qualified technician or the Comune.
