What are the OMI price ranges?
For each OMI zone of a municipality, the Agenzia delle Entrate publishes every half-year a minimum and maximum value per square metre by property type and state of repair. It is a zone range, not the value of a house: the Agenzia itself says it does not replace a specific appraisal.
Where to consult them
On the Agenzia delle Entrate’s GEOPOI map, by zone. The datasets with price ranges and zone boundaries are free, under a CC BY 4.0 licence, but can only be downloaded from the reserved area with a personal login.
A purchase involves other steps too, such as the home buyer’s glossary and how IMU is calculated. What a dossier on an address costs is on the Dossier Immobile pricing page. You can work out the taxes you would pay with the free purchase tax calculator.
What they are not
They are not sale prices. The values declared in deeds can be consulted with a personal login and may not be reused.
What Dossier Immobile does
The dossier does not estimate the value of the house. It shows the OMI price ranges of the location’s zone, by type and condition, with the source ‘Agenzia Entrate - OMI’ and the half-year.
You find them in the Local prices section, next to the purchase taxes. A zone without a residential market says so, without borrowing the range of another zone.

If the asking price exceeds the OMI maximum, is it too expensive?
Not necessarily: the range describes the zone, not the individual house, floor or state of repair.
